STUART:Which admittedly is not the most exciting portion of my presentation but I'll tell you what is, it is this next thing. It is the renovation redevelopment. Would you believe that within the last few years there've been more than twenty five theatres that have come into the downtown area. In fact by 2015 we'll have more theatres than Broadway or Paris and on top of that 4 skyscrapers, office buildings, apartments, condos and shops.
