06 美國(guó)80、90后遭遇買房難
當(dāng)中國(guó)的年輕人面對(duì)高企的房?jī)r(jià)望洋興嘆時(shí),在大洋彼岸的美國(guó),同樣有一群年輕人在為房子的事情躊躇。一項(xiàng)調(diào)查顯示,美國(guó)出生于1980年至2000年的“千禧世代”(millennials)中,多達(dá)三分之一仍與父母同住。
Julian的故事
27歲的Julian家住紐約,他是眾多選擇住在父母家的“千禧世代”之一。
After college I moved to a town nearby.I moved in with my girlfriend at that time.Since we broke up, I couldn't afford my own place any more so I moved in with my mom.
大學(xué)畢業(yè)后我搬到附近的一個(gè)小鎮(zhèn),和我當(dāng)時(shí)的女朋友住在一起。后來我們分手了,我自己住不起了,就搬去和我媽同住。
And then some friends invited me out to Maryland to come with them.They said there were a lot of jobs out there.After that it didn't really pan out.I came back and got a job in the city here and moved in with my dad.
然后幾個(gè)朋友叫我去馬里蘭州,和他們一起,他們說那邊工作機(jī)會(huì)很多。但后來事情也沒成。于是我又回到紐約市,在這里找到了一份工作,搬來和我爸同住。

哥倫比亞大學(xué)地產(chǎn)經(jīng)濟(jì)教授Christopher Mayer給出了他的見解:
Young people are not doing quite as well as the unemployment rate suggests.They aren't getting jobs or not getting jobs that pay as much as they like.They're often not getting jobs in the careers they were originally trained for.
年輕人的實(shí)際情況并沒有就業(yè)數(shù)據(jù)顯示的那樣樂觀。他們或者找不到工作,或者找不到薪水讓他們滿意的工作,或者找不到專業(yè)對(duì)口的工作。
So the number of people living at home, I think, with student loans high, with rents rising which they've been and with housing credit being tight.The combination of those things makes it tough to move out on your own and to buy or even rent an apartment.
年輕人留在家里,因?yàn)閷W(xué)生貸款負(fù)擔(dān)那么重,房租持續(xù)上漲,房貸越來越難獲得,這些因素加起來讓年輕人很難搬出去獨(dú)立生活,很難買房甚至租房。
樓市風(fēng)險(xiǎn)
在樓市衰退中長(zhǎng)大也讓這代年輕人更加謹(jǐn)慎,不愿重蹈覆轍。Julian認(rèn)為:
If you asked me before the crash if I was going to buy a condo, I would say, no, I'm going to buy a house.But now because of that I would say maybe I should get a condo first.
如果你在樓市崩盤前問我,會(huì)不會(huì)買一套公寓,我會(huì)說,不,我想買一棟獨(dú)立的房子?,F(xiàn)在,因?yàn)槟菆?chǎng)危機(jī),我會(huì)說,也許我應(yīng)該從公寓開始。
I am way more cautious about where I'm going to put the investment and how much that investment is going to be.
我對(duì)把錢花在哪里、花多少變得謹(jǐn)慎多了。
攢錢買房
Mayer教授認(rèn)為,大部分年輕人仍然希望購(gòu)買自己的房子,他們只是還沒做好準(zhǔn)備。留在父母家可以幫他們攢錢:
I think people are going to continue to aspire to buy their own homes, but they are facing economic challenges which make it much harder to do.
我想人們還是會(huì)渴望購(gòu)買自己的房子。但經(jīng)濟(jì)上的挑戰(zhàn)讓買房變得更加困難。
I don't think it's an issue of desire.I think they are facing a world which makes it harder to save, which makes it harder to make mortgage payments and get credits
我不覺得這是想不想的問題,而是眼下的現(xiàn)實(shí)世界讓攢錢變得更困難,讓按揭買房變得更困難。
